Step 1 - Listing Consultation: 

You have started the selling journey!

Thank you for choosing Alaska House Hunting to assist you with selling your home, we look forward to working with you and making this process as smooth as possible!

As we complete the following next steps, please let us know if you have any questions, or if there is anything we can further assist with. 

 

Step 2 - Start Packing: 

Remove anything in the home that is not necessary (Decluttering, depersonalization) If you need some guidance, click here to see our recommendations.

 

Step 3 - Prepare to Market: 

After packing and some deep cleaning, we can now schedule professional photos, these typically take 1-2 hours depending upon the size of your home. You do not need to be present but are welcome to stay at home if you so choose. Once we received the photos and all property disclosures, we can being marketing your home! 

 

Step 4 - Listing on the Market: 

The house is ready to showcase, and is now live in MLS. We are now able to start accepting showings and schedule an open house. 

 

Step 5 - Start Showings: 

While the showings are happening, please ensure no one is home, including pets. Try your best to keep your home “Show Ready,” You never know when someone will want to take a look. For example; ensure dishes are done, beds are made, laundry is off the floor, toys are put away, etc. 

 

Step 6 - Receive Offer: 

Congratulations! All the hard work has paid off we have received an offer(s) on your home, let’s review them and go over any questions you have before making a decision. 

 

Step 7 - Earnest Money Deposited: 

The buyer will deposit earnest money to show good faith and their commitment to purchasing your home. This is typically 1% of the Purchase Price and is held at the selling broker's office.

 

Step 8 - Negotiations/Counter: 

It is time for further negotiations in order to finalize a Purchase and Sale Agreement. Please note this step may not be needed. 

 

Step 9 - Offer Accepted: 

Congratulations, we are officially in contract!

 

Step 10 - Continue Packing:

Step 11 - Title Commitment Ordered: 

We will get title ordered, this is an important piece of the transaction, as it contains the results of the title search. Including but not limited to the legal owner, the legal description of the property, and any problems clouding the title such as liens and encroachments.

 

Step 12 - Home Inspection Completed: 

You will receive a copy of the report shortly, via DocuSign for your acknowledgment.

The next steps: 

 

Step 13 - Repair Negotiations: 

Once we receive the report we will walk you through the buyer request for repairs, as well as request quotes for the requested repairs, to see which items we should agree to complete. 

 

Step 14 - Repair Agreement & Appraisal Ordered: 

Congratulations, we have completed what some consider the most difficult part of selling a home, repair negotiations! The Appraisal has also been ordered now that we are in agreement. 

Once we have confirmation it has been scheduled, we will let you know the day and time. Please note the Appraisal typically takes 20 to 45 minutes to complete, we ask that no one is present in the home during the Appraisal and that all animals are in kennels or are removed from the home. 

The next steps: 

 

Step 15 -  Buyers Shop for Homeowners Insurance Quotes: 

Nothing for you to do here, but we may reach out to ask a few extra questions if the Buyer’s Insurance company needs more information.

 

Step 16 - Buyers Final Credit Report Ordered: 

Many lenders require a secondary credit check just prior to closing to verify the buyer's credit score remains the same.

 

Step 17 - Repairs are being Completed:  

Please ensure that any repairs we are not scheduling for you, all invoices and photos be forwarded to us, and make sure the contractors are completing the repairs as agreed. We will need proof of completed repairs and the buyer has the right to have a reinspection. 

Please keep in mind this may be a little bit of a quiet period as we complete the repairs and are waiting on the appraisal to be completed, but know that we are working diligently in the background.

 

Step 18 - Appraisal Received: 

We have received a copy of the Appraisal, you will receive a copy of the report shortly.

The next steps:

 

Step 19 - Reinspection: 

This is an opportunity for the buyer to have a reinspection completed of the home to ensure any and all repairs have completed entirely and correctly, before completing the purchase. 

 

Step 20 - Loan is Submitted to Underwriting: 

This is when lender verifies buyer's income, assets, debt and property details in order to issue final approval for the loan.

 

Step 21 - Closing Disclosure Issued: 

The closing disclosure (CD) has been issued, and the loan has been approved.

Step 22 - We can now Schedule Closing: 

All loan documents will be sent to the title company. You should be receiving a call or email from the title company or your agent to schedule your closing time. 

 

Step 23 - Final Walkthrough: 

For the buyer to inspect the home before completing the purchase.

 

Step 24 -  Attend the Closing: 

Congratulations we have attended the closing and signed all the necessary documents.

 

Step 25 - Buyers Funds Deposited And Seller’s Proceeds Deposited: 

This is the final distribution of funds. 

Congratulations again on closing, the next email you will be receiving is when we have received confirmation that the new deed has been recorded and you have officially sold your home!
